Indian sandstone is porous and soft. Hit it with a turbo nozzle and you leave permanent swirl marks that no amount of later cleaning will take out. On natural stone we lead with a biocide soft wash and use pressure sparingly, which takes longer and looks far better.

Black spot lichen

Those stubborn black dots on sandstone are lichen, and they are not dirt. Pressure will not move them without damaging the stone. They need a specific treatment and a dwell time, and sometimes a second visit. We will tell you upfront if your patio has it, because it changes the job.

Joints and pointing checked

Cleaning finds every weak joint you have. We check the pointing before we start and tell you what is likely to blow out, rather than discovering it together halfway through.

Plants and pets considered

Yes, and it is the surface we are most careful with. Sandstone is soft and porous, so we lead with a soft wash treatment rather than pressure. Most of the damaged patios we get called to have been done with a turbo nozzle by someone who did not know what the stone was.

What are the black spots on my patio?

Lichen. It bonds to the stone rather than sitting on it, so it needs a treatment and dwell time rather than pressure. Badly affected patios sometimes need a second application. We will say so when we quote rather than after.

Will the cleaning kill my plants?
